When it comes to marketing, I like to play the long game. While quick wins are great for motivation, successful agents know that you can't have a short-term mentality.

Yet, over the past couple of years, you might have found yourself constantly pivoting or struggling to keep up with the fast-paced market. Unfortunately, what happens is that when life and business get busy, consistency becomes harder, new prospecting happens less, and your marketing might not have been a priority.

You need a strategy that you can take action on now, and that will help you in the future. So I'm sharing three reasons why target marketing can help you!

Times are changing in real estate, and I, like many of you, have been learning as much as I can about the market and what's to come. While I will continue to do that (and I suggest you do too!), there has to be consistency in your marketing despite what is going on with the market. And that's where the challenge can come in - because what exactly should you be focusing on?

One way to position yourself as the caring, expert agent you are is through target marketing! If you're not familiar with Target Marketing for Real Estate, it's essentially choosing a strategic niché or geographic area and marketing to this smaller "target" of homebuyers and sellers. There are many reasons why target marketing works for real estate, but here are three key reasons to implement this strategy in today's shifting market.

Reason 1: Target Marketing Narrows Your Focus While Being Adaptable 

One of the misconceptions of target marketing is that it limits you. However, that is not the case! Target marketing can give you a strategic yet flexible plan moving forward.

But let's say you don't want to give it a try and you're marketing to all potential home buyers in sellers in your greater area. Unfortunately for you, thousands of other agents might be as well. Your marketing is likely to be drowned out and not find its way to your ideal customer. Instead, if you determine a profitable target market, you won't be wasting your time, money, and efforts. Your marketing will be positioned to attract that specific person in that specific area.

I'm sure your target market has questions and concerns about what's going on in the real estate industry, just like anyone else. You can adapt your marketing to directly address the issues that matter most to them. For example, if you're focused on sellers in a specific neighborhood, you can share market data about where they live and not generalized data about the greater area. If you focus on first-time home buyers, you can walk them through navigating today's market in your local area. 

Sharing this type of valuable info not only attracts new business to you, it also helps you grow your brand as an agent, brokerage, or team.

Reason 2: Target Marketing Brands You as a Trusted, Expert Agent

People are seeing posts from other agents, reading news headlines online, and trying to make sense for themselves of what's going on with the market.

Instead of adding to the confusion, this is your opportunity to be their trusted real estate advisor. They don't need to head to Google or decide whether they should buy or sell based on a misleading article they read. If you are implementing a target marketing strategy, you are speaking directly to them. You are there for them as a trusted source of information.

Target marketing works to brand you as a reliable, trusted Realtor - which in this market is something I strongly recommend you focus on.

Reason 3: Target Marketing Creates Consistency that Leads to Long-Term Success 

When it comes to marketing, consistency is key. The more you talk about something, the more you'll be known for something.

So, if you want to attract your ideal customer, one of the best strategies you can implement is target marketing. You'll be more purposeful with your marketing, and you'll consistently be marketing to this ideal customer. You're not hoping from one idea to the next. Instead, you're dialed in on a profitable target market for you. So, no matter what's going on with the market, this is a strategy you can control that will pay off in the future.
